The first question most people ask is what a kitchen will cost. That is fair, and the honest answer is a range. Here is what published numbers say about a full kitchen renovation in Vancouver in 2026, what moves the price, how long it takes and which permits apply. Every figure below comes from a source we list at the end, and we checked each one on October 29, 2026.
How much does a kitchen renovation cost in Vancouver?
A full kitchen renovation in Vancouver typically costs $55,000 to $85,000 or more with Westrade Projects, and other published ranges start near $35,000 and pass $100,000. The spread is wide because "kitchen renovation" can mean new counters and paint or a new layout with new cabinets, plumbing and wiring.
Our own pricing page gives a typical range of $55,000 to $85,000+ for a full remodel. That price covers demolition and removal of the old cabinets, counters and flooring, electrical and lighting changes, plumbing for the sink, faucet and appliances, new flooring, custom or semi-custom cabinetry, counters in quartz, granite or solid surface, backsplash and tile, painting and drywall touch-ups, and the final inspection, cleanup and walkthrough. Structural changes, permit management and an interior design consultation are add-ons.
Here is how that sits beside other published ranges:
| Source | What it covers | Range |
|---|---|---|
| Westrade Projects | Full kitchen remodel | $55,000 to $85,000+ |
| Green Building Canada (July 2025) | Mid-range kitchen, Vancouver | $35,000 to $100,000+ |
| 4Local Homes (June 2026) | Thorough upgrade, Point Grey and Kerrisdale | $55,000 to $120,000 |
| 4Local Homes (June 2026) | Mid to high range, Shaughnessy | $90,000 to $180,000 |
| 4Local Homes (June 2026) | Mid-range, Burnaby and North Vancouver | $40,000 to $85,000 |
These are ranges from contractors and a guide, not a government survey, and each one defines a kitchen a little differently. Use them to see where your plans might land, then ask for a written, line by line quote on your own kitchen.
What makes one kitchen cost more than another?
Cabinets, layout changes and finish level move the price most. Green Building Canada lists custom cabinetry, countertop material (quartz, granite or Dekton), upgraded appliances and flooring as the major costs, and adds that open-concept layouts and structural changes raise the budget.
Cabinets are the clearest example. 4Local Homes puts semi-custom cabinets from a local Vancouver supplier at $18,000 to $35,000, and full custom millwork at $35,000 to $75,000 or more for a complete kitchen. It says the cabinet package is often the largest budget difference between two kitchens. The same press release gives different ranges for different parts of the city, which you can see in the table above.
The questions that change a quote on site are simple ones. Does the sink or the range move? Is a wall coming out? What is behind the old drywall? That is why we measure and look before we put a number on paper.
How long does a kitchen renovation take?
A standard kitchen that needs a permit takes about 6 to 10 weeks from permit approval to completion, according to 4Local Homes, a Vancouver contractor. Cabinets usually decide the schedule. Semi-custom cabinets can take 4 to 8 weeks to arrive and full custom millwork 8 to 14 weeks. Permit processing can add several weeks before any of that starts.
Green Building Canada gives a similar warning for the other big items. Cabinetry, windows and appliances can have lead times of eight to twelve weeks or more, so it recommends ordering early. In practice that means choosing cabinets and appliances before demolition, not during it.
Which permits does a kitchen renovation need in Vancouver?
You need a permit if the work installs or moves plumbing, electrical or gas lines, or moves an interior wall. The City of Vancouver's Renovate a home page also says you do not need one to replace fixtures, cabinets and flooring, or to paint the inside of your home.
For a simple project the City offers a faster route. Its Residential Renovation Fast Track issues permits within one week for simple residential renovations under $250,000. Kitchen and bathroom updates, plumbing and electrical updates and removing non-load-bearing walls are eligible, and condos and townhouses can use it. Work that needs structural alterations, adds to the building or exceeds $250,000 is not eligible.
If you would rather not manage the paperwork, permit management is an add-on to our kitchen remodel. Our pricing page lists a Residential Permit Package at a typical range of $2,400 to $4,500 per project, and structural engineer letters at $1,200 to $3,500+ when a beam or joist is involved. If your kitchen is in a condo or townhouse, your strata council needs to approve the work as well.
How much should I set aside for surprises?
Hold a contingency of 15 to 20 percent above the quote. Green Building Canada recommends that range because older Vancouver homes often show surprises once walls are open. At 15 to 20 percent, a $70,000 kitchen needs a reserve of $10,500 to $14,000.
Most overruns are decisions, not accidents. A different tile, a bigger island or a move of the range after the cabinets are ordered all cost more once work has started. Settling the layout, the cabinet order and the finish schedule before demolition is the cheapest way to protect the budget.
