Do you design, or only build?

Both. We support projects from early planning through construction, including design coordination, space planning, feasibility reviews, permitting support and project management. You can engage us for full-service delivery or for specific phases.

What does interior design cost?

Our published ranges are $750 to $3,000 per room for an interior design consultation, and $2,500 to $6,500 per space for the full-service package, from concept to execution. A colour and finish consultation is $300 to $900.

What does the permit and engineering work cost?

Our published ranges are $2,500 to $6,000+ for building permit services, $2,400 to $4,500 per project for a residential permit package, $1,200 to $3,500+ for a structural letter or review, and $3,500 to $7,500+ for a permitting and engineering bundle.

Can you look at a home before I buy it?

Yes. A pre-purchase renovation consultation is an on-site review of a home's upgrade potential and renovation risks, at a published range of $300 to $750. A hazardous materials and asbestos inspection runs $425 to $750.

What do drawings and renderings cost?

Architectural drafting is $1.50 to $3.50 per square foot, including floor plans, elevations and permit-ready documents. A 3D rendering is $400 to $1,200 per room.

How early should I contact you?

As early as possible, especially when the project needs planning or permits. Early involvement lets us assess feasibility and set realistic timelines.

Do I need a permit?

Many projects do, especially when structural, plumbing, electrical or life-safety work is involved. We work out what is required and can manage the permit process.

Do you do floor plans and site measures?

Yes. Measured drawings are the base for design, permits and pricing.

Do you coordinate with architects and engineers?

Yes. We work with your consultants or bring ours.

Can I hire you for design only?

Yes. Many clients start with one phase and continue with us.
